It may seem odd to use the phrase “perfect storm” when discussing a place famed for its year-round sunshine and gorgeous beaches, but the phrase does indeed feel apt when describing the current Los Cabos real estate market, which is in the midst of an unprecedented boom thanks to a number of contributing and interrelated factors. Certainly, there has never been a more impressive collection of "Cabo San Lucas properties for sale" than there are right now. But it’s not just spectacular new ocean view villas, homes and condos that are driving the market. There’s also the pool of buyers, which has increased exponentially in recent years.
In decades past, Cabo San Lucas specifically, and Los Cabos in general, were generally viewed either as a retirement destination, or as a secondary residence locale. But with the rise of the digital economy, and the new class of “digital nomad” who is able to work from home (and thus live anywhere)–a class, by the way, which has only continued to grow in the wake of the recent pandemic–there has also never been as much demand for Cabo San Lucas real estate as there is right now.
Because if you can live anywhere in the world, why wouldn’t you choose somewhere as beautiful as Los Cabos? Particularly when list prices for ocean view homes are less than those in the U.S. and Canada, property taxes are lower, and so too is the cost of living.
So that’s what we mean by a perfect storm, in which both supply and demand for Cabo San Lucas real estate are at all-time highs. It’s a great time to be in the market, in other words–either as a buyer and a seller–but for the former, those seeking to find their dream homes in paradise, timing is of the essence.
The supply will not continue to increase at its current rate (ocean view real estate is a finite resource, after all), whereas the demand almost certainly will.
With this fact firmly in mind, here’s an overview of some of the current Cabo properties for sale; understanding, of course, that some may not be available for much longer.
The most exciting new Cabo Properties for sale are undoubtedly those found in the upscale developments being built along the Pacific Coast, just north of downtown Cabo San Lucas (most notably at Diamante, Quivira and Rancho San Lucas). But it’s impossible to attempt any sort of overview of the Cabo San Lucas market without first mentioning Pedregal, an exclusive, gated hillside community that for nearly 50 years has been the gold standard of local real estate.
Long the province of A-list actors, superstar athletes, and captains of industry, the hill and cliff-hugging luxury villas of Pedregal remain the top residential choice for those with the wealth to afford them; and remain an excellent investment, as much for their rental potential as their inevitably rising property values.
In Pedregal, the most difficult choice for potential buyers is the aspect and orientation of their villa’s views, since breathtaking elevated vistas of both the Sea of Cortez and Pacific Ocean are available, as are stunning panoramic perspectives of the marina and downtown Cabo San Lucas.
For over a decade now, the Pacific Coast area of Cabo San Lucas has been the regional epicenter in terms of new real estate opportunities, thanks to three ambitious and impressive new resort and residential developments. All three were built around world-class golf courses from legendary designers, and all three showcase magnificent Pacific Ocean views.
Diamante was the first of these ambitious developments, and in many ways remains the standard setter in terms of upscale attractions and amenities, from the Nobu and Hard Rock resorts to the trio of golf layouts from major champions Davis Love III and Tiger Woods. Love’s Dunes Course, the first to premier at Diamante, has on several occasions been ranked as one of the 100 best courses in the world; and Woods’ El Cardonal, his first completed effort as a designer, is considered one of the finest layouts in México.
That’s not to mention the many exclusive amenities for Diamante owners, of course, and there are currently a number of wonderful Cabo San Lucas properties for sale at Diamante, from beach estates and golf villas to ocean club residences and Dunes Club penthouse suites. The latter are two-bedroom condos, while beach estates are built on acre-sized lots. The golf villas, meanwhile, are as extraordinary as the name suggests: four-bedroom hacienda style homes featuring infinity pools, swim-up bars and a host of other luxurious touches, as well as offering incredible golf course and ocean views.
Properties in several other small estate communities are also available at Diamante, with most boasting exclusive touches like private beach clubs, and “members only” lounges and pools. Best of all, perhaps, the varied residences and lifestyle options mean Diamante has something to appeal to seemingly every demographic, from singles and younger couples to families and retirees.
Quivira too has its own world-class golf course, a one-of-a-kind effort from Jack Nicklaus that showcases some incredible holes set along the coast, with sheer cliff drops to the ocean below. All 18 holes, of course, feature ocean views, as do the many residences at Quivira, as well as those at affiliated neighboring developments like Copala, Novaispania, Mavila and Montecristo Estates.
All were developed by Pueblo Bonito founder Ernesto Coppel, who has also built the nearby Pueblo Bonito Pacifica and Pueblo Beach Sunset Beach luxury resorts. Quivira, in fact, now has its own onsite luxury resort, a newly opened St. Regis, that in addition to its 120 chic rooms also offers 60 residences, bringing another residential option to the already stunning collection of Cabo properties for sale at Quivira.
The most talked about of these new properties are undoubtedly those in the gated community-within-a-community known as the Old Lighthouse Club, which is named for El Faro Viejo, the lighthouse which is the oldest extant structure in Cabo San Lucas (built in 1905), and whose location at Cabo Falso marks the true southernmost point of the Baja California peninsula. Old Lighthouse Club residents–whether in villas, beach houses or casitas–have access to a host of cool and exclusive amenities, including a family fitness and activities camp and a cliff house restaurant and bar.
The 834-acre resort and residential development at Rancho San Lucas is among the most recent, and the most spectacular, in the region, thanks to the new Greg Norman designed golf course, over a mile of pristine beachfront, and “Cabo San Lucas properties for sale” for sale at Norman Estates and The Villas, each with customizable floor plans and a design team on hand to offer bespoke interior design options.
Norman Estates is the most exclusive enclave at Rancho San Lucas, with only 36 estate homes and 32 luxury residences available. Set on a gentling sloping hill for uninterrupted panoramas of golden sand beach and Pacific Ocean views, Norman Estates are built with Spanish style architecture, plus plenty of Baja chic in the seamless flow from indoor to outdoor spaces. Upscale touches include private courtyards, pools and terraces.
Situated on a higher and every bit as spectacular vantage point, The Villas offer predominantly two-story, single family homes with golf, ocean and desert views. However, single-story floor plans like that of the Villa Margarita–with its three bedrooms, private pool, two-car garage, and nearly 2,000 square feet of air-conditioned open concept living space–are available.
Some of Cabo San Lucas’ most attractive neighborhoods for tourists, like downtown and Playa El Médano–the town’s largest and most popular beach–are rarely mentioned when it comes to the real estate market. But these neighborhoods do offer condo opportunities, most notably, and are an excellent option for “digital nomads”, meaning younger singles and couples who’d like to take advantage of some of the popular aspects of the resort experience (think boisterous nightlife and thriving shopping and dining scenes) that are not as readily accessible in more sedate and secluded private communities.
Médano Beach and El Tezal, the latter a newly developed area near the Tourist Corridor, are among the hottest neighborhoods at present for those seeking condos or more affordable Cabo San Lucas properties for sale.
